A few months ago, we asked a group of subscribers two key questions about their (potential) Multiplex Development project in Toronto.

When it comes to starting your first multiplex development project in Toronto right now, what is the one single biggest challenge or hurdle you’re struggling with?
Which areas (of the development) do you need the most clarity on?

A clear pattern emerged.

They wanted more confidence in the assumptions behind the numbers.

They wanted to better understand:

  • How much could they afford to pay for a property?
  • What construction might realistically cost?
  • What rents could the project support?
  • How much equity would they need?
  • How should financing be structured?
  • What hidden costs or risks could surface later?

Many were ultimately looking for a clearer answer to one important question:

Should I move forward with this project—or walk away?

The Toronto Multiplex Feasibility Workshop

This is a paid two-part live working session in which we will build and challenge a representative Toronto multiplex pro forma together.

Session 1: Build The Model

August 20, 2026
5:00–7:00 p.m. ET

We will work through the basic project assumptions, land acquisition, development costs, operating income, financing and initial project results.

Session 2: Challenge The Model

August 27, 2026
5:00–7:00 p.m. ET

We will test what happens when:

  • construction costs increase;
  • rents come in lower;
  • the project takes longer;
  • financing terms change;
  • or the project requires more equity than expected.

Between the two sessions, participants will have time to review the model, identify gaps and submit questions for the second session.

The goal is not to make every multiplex project look feasible.

The goal is to help you build a more realistic view of the opportunity, understand the risks and make a more defensible go/no-go decision before committing significant time and capital.

Attendance is limited to 20 participants. The Founding Rate is only Available until August 1, 2026.
